Bathroom & Moisture Integrity Audits
Small leaks. Big capital costs.
A focused inspection of the areas where water does the most damage: tub and shower caulking, tile and grout, under-sink plumbing and fixture seals. You get restore-vs-replace scopes before a slow leak reaches the subfloor or the unit below.
Water damage starts long before anyone calls.
A failed bead of caulking or a weeping trap rarely shows up as a work order. It shows up later as a soft subfloor, a stained ceiling below or a mould complaint.
Rise in the cost of repairing a water-damaged basement in Canada between 2019 and 2024, reflecting both how often it happens and higher repair costs.
Source: Insurance Business Canada, reporting Allstate Canada dataA leak in one suite rarely stays there. In a multi-residential building, it is often the ceiling below that reveals it.
Recaulking or replacing a trap washer is routine maintenance. Replacing a subfloor and the ceiling below is a capital project.
A consistent checklist in every unit.
Every inspector follows the same checklist and photo standard, so results compare cleanly between units, buildings and years.

Know what to restore and what to replace.
Not every stained tub or tired grout line needs a full replacement. We separate the units that need a reseal from the ones that need a real repair, so your capital budget goes where it matters.

- Risk-ranked findingsIssues ranked by how likely they are to spread to other units.

What it means for your team.
Find the slow leaks on your schedule instead of the resident’s.
Spend on resealing now instead of subfloors and ceilings later.
Dated photos showing wet areas were inspected and maintained.
Frequently asked questions.
Is this different from the annual audit?
Yes. The annual audit covers the whole unit. This program goes deeper on wet areas only, and is often run on buildings with a history of leaks.
Do you use moisture meters?
Our standard inspection is visual, with photos. Tell us if you need instrument readings for specific units and we will scope it with you.
Can you recommend who should do the repairs?
We give you a trade-ready scope. You can send it to your own team or preferred contractors.
How do you decide restore vs. replace?
We look at the condition of the surface, how far the problem has spread and whether a reseal would hold. Each recommendation comes with photos.
Can we target only certain stacks?
Yes. Many buildings start with the stacks that have had leaks before, then expand.
