The program

Find the small problems before they become expensive ones.

UnitSpect provides standardized in-unit condition inspections, photographic documentation, deficiency identification, and prioritized digital reporting across your entire building or portfolio.

The program helps housing providers identify water leaks, moisture concerns, damaged surfaces, safety issues, and maintenance needs early, before they turn into larger, costlier repairs.

Inspection programs

Three programs. One standard.

Every UnitSpect program uses the same checklist discipline, time-stamped photos and Red, Yellow, Green priorities. Pick the one that fits the problem you are solving, or combine them.

Why outsource it

Your maintenance team has a day job.

Building-wide inspections are essential, but running them in-house pulls your maintenance staff away from daily repairs and resident service requests, and they often stall halfway through.

By outsourcing inspections to Turnit, housing providers complete building-wide unit inspections efficiently, without taking their own teams off the work residents are waiting on.
Resident access

Resident notices, handled.

Inspecting occupied homes takes coordination and care. We prepare and deliver resident entry notices on your behalf, or follow your office’s own notice process if you prefer, and take on everything that follows.

  1. 1
    Notice

    Notices handled for you

We prepare and deliver resident entry notices on your behalf, with dates and time windows, well ahead of each visit. Your office approves the schedule; we do the drafting and delivery.

  2. 2
    Scheduling

    Scheduled windows

Units are grouped into clear inspection windows by floor or stack, so residents know when to expect us and the building moves through efficiently.

  3. 3
    On site

    Respectful entry

Identifiable inspectors, in and out in minutes, treating an occupied unit as somebody’s home. Inspections are visual and non-invasive.

  4. 4
    Follow-up

    Re-attempts and tracking

If a unit cannot be accessed we attempt again, log every attempt with the reason, and report the outstanding units back to your office rather than quietly skipping them.

Your office stays informed at every step. We take on the notices, the scheduling, the walkthroughs, the documentation, and the follow-up on units we could not access.

How pricing works

Priced per unit. Quoted upfront.

UnitSpect is scoped to your building, not sold as a subscription. You approve a fixed quote before we start, and receive one invoice for the program.

01 · PER UNIT

Priced per unit

Cost is based on the number of units in scope, so a single building and a multi-site portfolio are quoted on the same clear basis.

02 · UPFRONT

Quoted before we begin

We confirm unit count, scope, and the inspection window, then issue a fixed quote. No work starts until you approve it.

03 · ONE INVOICE

One invoice per program

The full inspection program is billed as a single itemized invoice, not unit by unit, so your records stay clean for boards and funders.

Re-inspection of missed units and optional follow-up verification are quoted separately as add-ons, so you only pay for them if you want them.
